How our buyer process works.
- Consultation. A twenty-minute call, in person or on Zoom. We ask what you actually want your Saturday to look like.
- Pre-approval. We connect you with two or three local lenders. No pressure, no kickbacks — we don’t take them.
- Touring. We tour every house with you. If we cannot, we don’t send someone new — we reschedule.
- Offer. Every offer is written by the agent who toured the house with you and reviewed line by line before you sign.
- Inspection & close. We show up in person for every inspection and walkthrough. Closing usually lands in 21–30 days.

How much do I need to put down?
Bay Area lenders will work with 3% (FHA), 5%, 10%, or 20%. Each has real trade-offs on monthly payment and PMI. We will walk you through actual numbers on your target price band before you go house-hunting.
Should I write over asking?
Sometimes. Not always. The right offer strategy depends on days on market, comparable sales, and the seller’s situation. We show you the comps before we write anything.
Do you charge buyers a fee?
Under NAR’s 2024 rules we sign a written buyer-broker agreement upfront. In most East Bay transactions the seller still covers buyer-side compensation. We explain every number in writing before anything is signed.
Can you help me relocate sight-unseen?
Yes. We do FaceTime tours, neighborhood drive-throughs, and can act as your eyes and ears on inspections. Roughly a fifth of our 2024 buyers closed without ever setting foot in the house before signing.
